Plumbing vent Boots- Old Habits Die Hard- Wenatchee Home Inspections
With composite architectural roof shingles designed to last upwards of 50 years and cost more it seems just silly that we often rely on the old traditional plumbing vent boot that is designed to last about 12 to 15 years.
We still use those traditional boots have a thin rubber collar to seal the plumbing vent pipe on the vast majority of homes, why? Habits die hard and most roofers go with whatever the supplier has in stock. Hence you get the old boot that just does not last that long.
So you roof will last anywhere from 25, 30 to 50 years why would you settle for these short lived boots? Most homeowners do not know to ask for better boots, ones that can outlast the roofing materials.
These boots have a lifespan of around 12 to 15 years depending on the exposure here in Eastern Washington. Most people do not know that they have failed and have been leaking in their attic for years. They also become access points for rodents and bees after the rubber fails.
So why not spend just a few dollars more at the time of a new roof and get you a plumbing vent boot that will last. They better boots will cost you somewhere from $10 to $50 dollars more. Most homes do not have over three plumbing boots so your are looking anywhere from $30 to $150 dollars more to have a boot that you do not have to worry about.

So before you replace your roof, think about your roof penetrations and make a wise and informed decision. I hate to say it, you may not be able to rely on your roofing contractor to suggest these options.
