Oh Well- Window Wells
Often in older homes basements are taken advantaged of to create new or expanded living space. With these changes comes requirement for emergency escape and rescue (EERO Requirements).
One important item when making these changes to the window is designing a proper well. As you can see in the image above that we do not have a proper clearance to the window sill. If we have a major storm event this can lead to water intrusion of the window. This is also a condition conducive to wood destroying insects and organisms.
When we create these window wells we should always have a proper clearance of 6 inches from the gravel to the bottom of the wood be it the trim or framing.
Proper forethought and design will help protect you home from potential issues latter down the road.
