New Home and Bad Paint

You think you when you are buying a new construction home it would come without some major issues. Here we have the paint failing in drip areas. It is obvious the paint did not properly adhere.

This can be caused by several conditions or combination of them;

  • Siding was dirty and not properly cleaned
  • Unmixed paint or primer – Paint chemistry relies on the paint being properly mixed for it to behave as intended
  • Too much moisture or too cold – Paint and primer react differently in abnormal environmental conditions
  • Working the paint or primer too often – There is no need to continue running your roller or brush over the same area, which can result in the paint balling up or clumping.

Another issue in new construction is that they may have only used one coat of paint. In new construction it is best to apply two coats.

A proper paint job is not cheap but you want it done correctly. A properly prepared and performed painting can last up to 10 years. As with anything there are many factors that will determine actually how long the coating will last. Longevity will be based on type of surface being painted, the quality of the paint and the skill of the painting contractor.

In Chelan and many areas of Eastern Washington one of the biggest environmental conditions that effect the paint is UV (Ultraviolet Radiation). UV radiation breaks down the paint causing it to eventually wear, chalk, fade and crack. Also, wood surfaces typically deteriorate more quickly, shortening an expected lifespan of the coating of 5-7 years.
