One paramount thing to do during a home inspection is to ask questions. Here is an example of an item that left to own devices can have dire consequences.
This is a water stain that was on the ceiling and wall intersection. It had always been there and did not change… at least that is what was perceived.
I asked about this stain on the ceiling and I was informed that it was there when they moved in 2 to 3 years ago. It had never changed.
Then I asked the clients if they could move a few things so I could get up there and test it with my protimeter moisture meter.
As I stuck my probes into the area the paint immediately started falling off. The meter reading was over 50% moisture content. I could not get a picture of the meter because I was precariously perched against a bookshelf and was trying not to knock the whole thing over.
I get in the crawl and this is what was found. This was a very tight crawlspace which is very common in older homes so these pictures I was not able to really evaluate till I got back to the office.
This has been one of those slow leaks from the bathroom the floor above the front room. The most dangerous leak is these slow ones. You see something that looks as if nothing has changed and underneath things are rotting and deteriorating. A large leak you deal with immediately.
The lesson here is to not assume. That is a dangerous and potentially very costly mistake.
