From a recent home inspection. 

Here we have an improper trap installation. The trap seal is too deep and the actual trap is installed backwards.

Both “Model Plumbing Codes” (UPC/IPC) specify that the trap seal should be between 2 to 4 inches (with exceptions).

Because of the increased depth and capacity, they are more resistant to flow from the fixture. This will impede drainage and make the fixture drain more likely to build up sludge.

2015 IPC

1002.4 Trap Seals

Each fixture trap shall have a liquid seal of not less than 2 inches (51 mm) and not more than 4 inches (102 mm), or deeper for special designs relating to accessible fixtures.

2015 UPC

1005.0 Trap Seals.

1005.1 General. Each fixture trap shall have a liquid seal of not less than 2 inches (51 mm) and not more than 4 inches (102 mm), except where a deeper seal is found necessary by the Authority Having Jurisdiction. Traps shall be set true with respect to their liquid seals and. where necessary, they shall be protected from freezing.


Typically the deeper trap seal exception is for those area that are remote and have the potential to evaporate the trap seal or with a fixture or piece of equipment calls for an indirect waste connection. These trap configuration will need approval from the AHJ.
