Window that was framed and now gone

An interesting find during a new construction home inspection.

As I was performing an IR (infrared) evaluation on the home I could see where the builder had planned to have a window in this wall section.

Obviously they changed their mind and they framed in this area and the window was never installed.

In the image above you can see where the window in the wall was going to be. What this image is showing that we are having thermal bridging at the wall where the framing in this area.

Thermal bridging is the movement of heat across an object that is more conductive than the materials around it. The conductive material creates a path of least resistance for heat. 

This shows that the wood framing has less of an insulation value than the fiberglass insulation in the home. This is one of the reason some will use an advanced framing method. Another interesting point you can see they did have an insulated header in this area.

This makes for an interesting discussion on framing methods.

I highly recommend having a full home inspection performed on new construction. This is an opportunity for the buyer to learn about their new home and have the builder correct any issues found during the inspection.
