Foundation Certification for Manufactured Homes
Permanent foundation
If you are selling or buying a manufactured home, then most likely an engineering foundation certification will be required. For all FHA and VA loans, an engineer’s foundation certification is required that states that the home is placed on a permanent foundation that complies with the “HUD Permanent Foundation Guide for Manufactured Homes”, dated 1996 by the US Department of Housing and Urban Development (HUD).
Additions, Alterations, Modifications
Most inspections/certifications will also require that additions are part of the foundation certification order. FHA/VA Loans as well as most conventional financing will require the additions be part of the inspection. (Typically being asked for by lenders, underwriters and/or appraisers.)
You can also order an inspection just for these additions This can be only one specific addition or, even a portion of an addition (Such as certification of a porch roof and not the porch floor structure.) These are typically noted by an appraiser that the porch floor structure was free-standing, self-supporting but the porch roof was attached to the manufactured home.
Certification orders for inspections can be for either;
1. Permanent foundation.
2. Permanent foundation and additions. (Most Common)
3. Permanent foundation and a portion of an addition.
4. Additions only.
5. Portion of an addition.
