Since there is such a variety, sometimes inspections are guided by the building’s age and intended use. I work with my client to assess the level of inspection needed based on the client’s use and needs.

In general a  commercial building inspection includes the major systems and components associated with building, including:

  • heating and ventilation systems;
  • air-conditioning system;
  • plumbing system;
  • mechanical and electrical systems;
  • roof surface, drainage, and penetrations;
  • exterior elements and fixtures;
  • general topography of the building site;
  • parking areas and sidewalks;
  • wood decks and balconies;
  • basement, foundation, and crawlspace;
  • doors, windows, and interior;
  • life-safety components;
  • kitchen (including storage);
  • Pest and structural pest
  • and other areas that are specific to the subject property.

Commercial building owners need to plan for the most costly maintenance and repair items and components. This can greatly affect a building’s initial financial analysis.
